Can doctors and medical practitioners get approved if they have recently become self-employed?

In some cases, yes. Doctors, specialists, dentists, and other medical practitioners who have recently moved from PAYG employment to a self-employed structure may still be able to access lending without needing two full years of financials.

Depending on the lender and the strength of the application, approvals may be considered using recent invoices, bank credit statements, BAS, short-period income, annualised income, or projected future income.

Do medical professionals get better lending terms?

Eligible medical professionals may be able to access more flexible lending terms than standard borrowers. Some lenders may waive Lenders Mortgage Insurance up to 95% for residential property lending and may offer higher lending appetite for practice property, practice premises, and business-related finance.

Can I finance a medical or dental practice purchase without additional security?

In some cases, eligible medical and dental professionals may be able to access up to 100% finance for a practice purchase or acquisition without needing to provide additional property security.

This may be possible where the value of the business as an ongoing concern can support the lending application. Approval will depend on the business value, profession type, financial strength, lender criteria, and credit assessment.

How much deposit do I need to buy a home in Australia?

Most lenders generally prefer a 20% deposit when buying a home. However, some borrowers may be able to purchase with a smaller deposit depending on their situation, lender policy, profession, and eligibility for certain government schemes.

In some cases, eligible buyers may be able to purchase with as little as 5%, or even 2% through selected government schemes. Some lenders may also offer 90% to 95% lending without Lenders Mortgage Insurance for eligible professionals, including medical practitioners, registered nurses, and other approved occupations.
